Interest in domestic mountains growing among investors, confirmed by both data and developers' experience

Compared to Prague, last year the asking price per square meter was higher in ten ski resorts in the Krkonoše and Jizera mountains. „Investments in mountain properties, which in some areas reach up to twice the price of Prague, represent an attractive opportunity for shareholders. We also observe that, unlike housing in larger cities and towns, crises in the real estate market have little effect on the prices of mountain apartments, which is key for investors,“ describes Lukáš Weigner, Managing Partner of the Aequitas group.

The qualified-investor fund Aequitas Capital Investment SICAV, behind which the group stands, offers an expected average return of 6.92% p.a. for priority investment shares and 10.20% p.a. for performance investment shares. „In previous years we have in practice achieved higher returns – 15.99% for 2022 and as much as 21% for 2021,“ Lukáš Weigner specifies.

Through its cooperation with Conseq, the fund hopes to become even more accessible to investors. „SICAV funds for qualified investors are becoming a trend, not only thanks to their flexibility and distinct legal framework, which allows the creation of sub-funds with different investment strategies, but above all thanks to greater transparency (and thus greater safety) for clients, owing to the multiple layers of oversight by the manager, administrator, depositary, and regulator. In the context of an outlook of falling interest rates, these funds are also becoming increasingly attractive to investors,“ Lukáš Weigner adds.

Alpine-level accommodation services in the Czech mountains The Czech Republic is among the countries with the highest number of skiers, which naturally contributes to the popularity of investments in mountain apartments. „Investors often want to use the property as their second home, so they care more about the quality of the projects and the development of the locations. We too are focused on raising the level of services provided and making the resorts more attractive beyond the main season,“ explains Lukáš Weigner, describing the group's approach.

At the end of the year, Aequitas Group completed construction of the premium aparthotel Mlýn Herlíkovice (www.mlynherlikovice.cz), which met with strong demand, and a large share of the thirty apartments was sold even before final occupancy approval. In 2021 the project received the Jury's Special Award in the Real Estate Project of the Year 2021 competition. The group is currently preparing further ambitious projects, including the V Ráji aparthotel in the Šumava mountains, the Rezidence Pod Portáškami aparthotel in Velká Úpa, and a collection of luxury mountain chalets in the Krkonoše.
